250 West 55th Street is Midtown’s newest office tower. As a part of their deal structure, MoFo has options on both the 25th floor (in 5 years) and the 16th floor (in 10 years). Accordingly, Boston Properties has pre-built both floors to a very high standard (and at significant discounts) in hopes of attracting smaller tenants (i.e. hedge fund office space users). The units range from roughly 3,000 to 7,000 square feet and the landlord will reasonably modify the existing installations to suit an incoming tenant’s needs (click here for the corresponding floorplans). The landlord is asking $88 per square foot on the 25th floor units and $78 for the 16th floor spaces.
