Construction of the 38-story office tower commenced in 2007, was suspended in late 2009 and finally completed in 2013. Designed by noted architecture firm Skidmore, Owings & Merill LLP, the nearly 1 million square foot building is a modern interpretation of their historic Lever House with a full acre, 50-foot podium and a set-back slender tower allowing maximum light, air and views to all floors. Featuring widespread park and water views, the LEED Gold building has 14-foot slab heights, oversized windows, no interior columns and above standard infrastructure, perfect office space for today’s workforce. It has become a major destination for many of New York’s hedge funds including Twin Capital, Glazer Capital, and Soros Fund Management. In 2015, real estate finance and investment firm, Dwight Capital, moved its offices to 250 West 55th Street. Dwight leased just under 6,000 square feet on the 30th floor. Since then, Dwight has experienced extraordinary growth and just leased 20,000 square feet at 787 Eleventh Avenue. As a result, they have put their space at 250 West 55th Street on the market for sublease.
The partial 30th-floor sublease measures 5,851 rentable square feet and is available for occupancy in the Spring of 2018 when Dwight’s new space is completed. The unit is handsomely appointed with high-end finishes, fully furnished and ready for an incoming subtenant to plug and play. It is constructed with 1 large conference room directly off of reception, 4 large windows offices (1 executive corner), 1 interior office, and open area for 40 traders (click here to see the floor plan). The workspace has oversized windows that provide tremendous Southern and Western views. With a sublease term that extends through September of 2020, this is the easily the best short-term furnished new sublease on the market.
